Planning Board approves two nonsubdivision plans, continues solar decision.

Planning Board · Meeting of January 7, 2026

Wilbraham Planning Board approves two nonsubdivision plans and defers solar decision. The Board unanimously approved Nonsub Plan 26-01 for Christopher Nascembeni at 4 Mohawk Street, creating a second lot to be buildable only upon future road extension, and Nonsub Plan 26-02 for Evergreen Design Build, Inc. at 30V Red Bridge Road, establishing two lots from a 48-acre parcel. A draft decision on the 651 Main Street Solar/Merrick facility was continued to the next meeting pending Town Counsel review; Board members requested that a cash-deposit requirement be brought specifically to the applicant's attention and approved green fence slats.

The Board discussed 2026 zoning bylaw amendments affecting accessory dwelling units and solar facilities, with revisions required by Attorney General comments and pending state regulatory guidance.
